What is Green Rating?

Main aspects of a building's use are evaluated and supported by tangible and measurable indicators: energy, carbon, transport, water, waste, and well-being.

The intrinsic performance of the asset (linked to the building envelop design with its current equipment) is separated from the operational aspects (property management practice as well as occupier's use and behaviour). This enables a consistent benchmarking of buildings’ performance, whatever their use or operational management.

4 levels of performance are assessed

1. Actual: performance assessed with current occupiers and operations

2. Actual potential: estimated performance against actual value, taking into account recommended behavioural improvement and equipment adjustment

3. Intrinsic: performance evaluated on building envelop and installations, as built, under a conventional use
